Californian Modernism Leads to Apartment Renovation

Written by Jennifer Chan

(Translated) Home to a young woman passionate about art and education, this apartment in Dallas, USA, takes its form from the building itself, designed by architect Bud Oglesby in the 1980s. Designer Joshua Rice is responsible for the renovation, which brought contemporary elements to the space without losing the essence of the property. “The starting point was the original architecture, which deserved a respectful intervention,” explains Joshua, who sought to preserve and reinterpret architectural elements from California and New Mexico in the composition. “The homeowner herself was also a great source of inspiration, with her keen eye and familiarity with art and design.”

Years before founding his studio in 2007, Joshua interned at an office that provided services to the parents of his current client – both art collectors and enthusiasts of architecture and design . “At the time, I was just starting out, without a name or title, but I remember well the kindness with which they treated me during that project,” he recalls. “In a way, this apartment is a silent thank you to the people who, back then, showed me what it means to lead with integrity – no matter where you are on your journey,” says the designer, who took just over a year from planning to execution.

Instead of transforming, Joshua chose to refine, preserving what made sense, such as the flooring in the social area. The furniture follows the same timeless language, with pieces designed by designers like Isamu Noguchi . “We used finishes like ceramic , wood, quartzite, textured fabrics, patinated metals, and leather,” describes Rice. “Each material was chosen for its ability to age well and contribute to a sensory richness. The apartment unfolds intentionally, revealing a layered silence, simultaneously intimate and enduring,” concludes the designer.
