A Highland Park residence transformed from a luxurious transitional spec-build into a more modern, personal, and collectible interior. The original architecture had clean bones but lacked a distinct identity, so Joshua Rice Design used limited renovation, furnishings, lighting, art, and custom designed work to give the house greater specificity.

Rooms were improved and simplified, traditional light fixtures were replaced, fireplaces were streamlined, and the interiors were populated with rare vintage pieces, custom commissions, and emerging design voices. The result is clean and modern, but with enough edge and individuality to counterbalance the house’s more formal inherited elements.
